What does the build timeline look like?
For most of our custom homes, the construction timeline averages 10–14 months from the time permits are issued until we hand you the keys. Two things can influence this timeline:
• Plan Customization: We allow clients to modify and personalize our existing plans or bring their own concept. The more changes, the more time required to finalize drawings and engineering.
• Permitting: While we handle all submissions, city and county processing times vary. In Central Texas, permits typically take 6 to 12 weeks.
From start to finish, including design, permitting, and construction, you should expect an overall timeline of roughly 14–16 months..
What does it cost to build with Charles Williams Custom Homes?
Our homes are tailored to the site, the design, and the level of finish, but as a general guide:
• Homes under 2,800 sq ft: approx. $250–$300 per sq ft
• Homes above 2,800 sq ft: approx. $300–$350 per sq ft
In addition to the build cost, you’ll want to factor in:
• Lot purchase price
• Utility connection and septic/well (if applicable)
• Site prep and tree/brush clearing
• Driveway, grading, and drainage
• Any upgrades or added features
Clients receive a full line-item construction budget with allowances for each category so you can shift funds, upgrade where you want, and align everything with your total spend.
Do you offer a warranty?
Absolutely. All CWCH homes come with a standard 1–2–10 warranty:
• 1 year: Workmanship and materials
• 2 years: Mechanical systems (HVAC, plumbing, electrical)
• 10 years: Structural components such as foundation and framing
Our goal is simple: you love your home more after move-in than during the build.
What financing options are available?
We work closely with several trusted Central Texas lenders. Most clients choose one of two routes:
1) One-Time Close Construction Loan
• Closes on your full all-in budget
• Locks your 30-year fixed rate upfront
• Interest-only payments on builder draws during construction
• Avoids two closings
• Typically requires 10–20 percent down depending on lender and borrower profile
• Converts automatically into a standard fixed mortgage once the home is complete
2) Lot Purchase + Separate Construction Loan
• Lot is purchased in cash or via a lot loan
• Construction loan closes once plans and budget are finalized
• Lenders typically require 20–25 percent down
• Interest rate locks closer to completion or at certificate of occupancy

What are the first steps in building with Charles Williams Custom Homes?

Do you have lots available? Can you build on my lot?
Yes. You have three options:
Build on one of our available lots.
Let us help you find a lot based on price, views, topography, and utilities.
Build on a lot you already own.
We walk your lot, review surveys, check slopes and setbacks, evaluate utility access, and recommend floor plans that match the land. Sun orientation, drainage, and view corridors always matter, and we guide you through every consideration.

Private walkthroughs of current builds are available by appointment.
What are your standard features?

Can we modify existing floor plans?
Yes. Our plans are fully customizable as long as changes meet structural and engineering requirements. Most of the time, the answer is yes.
